The brief was to create a cafe style space which could also provide space for entertaining large numbers.  Here we built 3 tables from the wall. Everything else was removable.  Industrial type stools  were able to be stacked away.  A glass long table on casters enabled the room set up to be fluid and create extra space for larger functions or cocktails.  The blue lights created a warmth to the room and linked nicely to the corporate brand.  USA antique white walls replaced grey walls to create a fresh and warmer ambiance for business clients and training participants to relax during breaks.

 
 
CARDS

1    Jot down the names of kind friends and family who send you a card this year so you can be the first to return the favour next year.   Place your list in your address book so you can easily retrieve them.
2.    Recycle your cards by dropping them off to your local supemarket after christmas.
3.    You might like to cut shapes out of the front of your christmas cards to use them as gift tags for gifts next year.
4.    Donate to a charity this year like World Vision by purchasing Christmas Cards to send.

SHOPPING

5.    Take advantage of the Boxing Day Sales and buy cheaper gifts ready for next year. Decorations go for a steal!
6.    Dont forget to get a few extra boxes of chocolate for the unexpected pop ins and gift exchanges. Oh yeah and batteries for the toys and gadgets!

GIFTS

7.    Avoid the clutter and suggest the kids donate their old toys in preparation for the new ones. 
8.    For the higher value items, perhaps suggest the kids run a garage sale and make some money for the summer break.

DECORATIONS

9.    Decorate with a difference - try making some really big colorful poms poms for the tree this year.  A bit of a change to the traditional look and quite funky! The kids will love putting them together.  Bright, and big artificial flowers instead of decorations are also a nice fresh change. 
10.   Attach your christmas cards on long wide ribbons running down a wall as a feature.  
11.   Use double sided tape to run a pretty ribbon around a coffee table top or along the centre of the dinner table for a different effect.

MEMORIES

12. Remember all the smiles and happiness on the day by sharing your photos with your guests.  Family and friends can place their photos from the day for free on websites like www.snapfish.com.au  You simply invite who you want to look at the photos.  A great momento of yet another fantastic christmas.

Its easy to fall into a sense of inbalance.  Depending on what's going on in your life from day to day.  Kids, work, home, family, friends, obligations all contribute to this feeling. 

Here is a technique you might like to try:
1. Write down the things that are important to you.  It could be a happy family, engaging spouse, financial security, social happiness, health, career, personal growth etc
Try to extend your list as much as you can.

2. Review your list and prioritise to 5 key items.
The best way to do this is think about what are the important items you listed which occupy your thoughts the most.  What do you lie awake thinking about? What creates the most happiness for you?  

3. Now review your weekly diary if you have one. If not, jot down the things you have been doing with your time over the last couple of days.
The trick to getting balance into your life is ensuring the things that are priorities to you, are the key things you are focusing on.  If it is a happy family which creates happiness for you, then you need to create time for it.  Health may be a key item for you.  I know lately I have been consumed by other matters and everytime I see someone running, or cycling it frustrates me and impacts on other things!

Distractions destroy balance.  Do you find when you go shopping for something specific at the supermarket you end up with more? When you repond to emails, you surf the net as well? You start cleaning the house you get distracted by a phone call? The trick with the diary is to ensure you lock in time for the priorities you highlighted.  Now when you lie awake you will be feel a sense of achievement, a day well spent!

One of the big tricks to mastering balance is time management. Saying 'no' is a choice. Be realistic about deadlines and remember your priorities.  Giving something up will enable you to gain something else.

This is the optimum time for placing houses on the market so here are a few tips to get the house looking perfect for the campaign.

A - Ambience Try placing coffee beans or vanilla pods in your oven just prior to the inspections.
B - Bigger the Better so try to make your spaces look spacious by removing some of the furniture in the room - start with the items that dont really suit the color schemes.
C - Cleaning for pre-sale means getting rid of cobwebs, marks on walls, shining mirrors, windows and shower screens, dust free furniture, remove finger prints off stainless steel doors and flashbacks.
D - Declutter is the key so remove the paperwork from the kitchen bench or top of the fridge,  recycle the newspapers piling up, pick up everything of the floor, under the bed, on the desk in the study.
E - Entry to your home should create an immediate impression.  Ensure the front door is painted, invest in a new door mat, place a rug in the entrance foyer.
F -  Flowers create a beautiful fresh scent through the home - try liliums.
G - Gardens can create an added feature to the house if they show potential for entertaining and relaxation.  Ensure the lawns are manicured, edges are sharp, borders are trimmed with flowers in season, mulch creates a clean look and the entry pathway provides a welcoming appeal.
H - Highlight the special features such as the fretwork in period homes, lead light windows, natural light, storage capability, and modern appliances.
I - Improvements with minor repairs can be inexpensive but very costly if overlooked.  Replace broken knobs, chipped furniture, leaking taps, oil squeaky doors and gates.
J - judge it from the kerb. Take a look at your house from the front kerb with a critical eye and list the points which take away from the appeal.  Clean the dirty external walls, remove the weeds between the pavers, trim any unruly hedges, get the blower to the stray leaves on the garden surface and brush away the cobwebs on drain pipes and around the windows.
K - Keep the signs for the next place.  Remove any signage like Shut the Gate, No advertising material, No Junk Mail etc.  If you have a name or number on your home ensure it is polished and looking sharp. 
L - Lamps can bring some character to a room.  Tripod lamps or bold shades can create a designer feel.
M - Music in the background such a funky jazz or up beat classical creates a pleasant feel.  Next time your shopping, having your hair done, or waiting for an appointment, notice how you feel when you hear something you like. 
N - Natural themes allow people to imagine how they can use the spaces.  Neutral walls, natural light, less pattern in the fixtures such as curtains and wallpapers enable the buyer to work with the furniture or artwork in their heads and where to put it.  Interested buyers often comment on a house's appeal because they could really work with the spaces.

P - Paint work is essential especially in the high traffic areas, stair wells, kitchen walls where chairs have been scraping or doorways knocked about by moving furniture over the years.  Peeling paint in the wetter areas like laundry and bathrooms are a common oversight too.
Q - Quick appraisal from a friend.  The next time someone pops in for a coffee ask them to give you an honest critical look for tidy up opportunities.  You've been in the place for so long it is easy to miss something.
R - Rainy days can give a different appeal so notice your home the next time it rains incase one of your inspection days is wet.  Blocked drainage pipes and gutters can highlight quick maintenance work.
S - Storage space is one feature people often consider when buying a home.  If you have good roof space, cupboard space, garage space, make sure you highlight it.  Buyers will love an organised wardrobe, toolshed etc and there are plenty of cheap storage solutions to help you display and utilise the space.
T - Tradesman are the key to all the handy work.  We have a network of tradesman who can fix those little jobs in no time. 
U - Using color and artwork, funky cushions, accessories with a difference for tables and a bench top will be noticed by your traffic through the home generating ideas for the potential home owners.
V - Views always add value so ensure your windows are unobstructed by furniture, curtains, blinds and finger marks.
W - Windows definately need to be sparkling.
X - Xcuse me this one is tricky!
Y - Y is for yardstick which means have a look at some of the other homes in the area on the market. What gives them appeal as you walk through.  This is a great way for new ideas to transfer to your home preparation.
Z - Zeal is all about that little bit of persistent effort. Tips like these applied around your home will make all the difference to the buyer walking through the door.  Goodluck !   
 
 
This has to be my favorite time of year!

The sun is starting to tease me with glimpses of warmer rays and buds are emerging on my fig tree.  That means its not long until regular home entertaining so I better spring into action and have a big tidy up.

1. I've edged the garden beds, pruned my mop tops and mulched to give the garden a kick start.
2. As I repositioned my photos, paintings and wall art for a change, I've noticed the cobwebs which have accumulated from the cornices, light shades and above the cupboards.  - That was the next job.
3.  I need to start sorting through my wardrobe now too.  The ski jackets which I've been wearing on the sidelines of football and netball matches can now be stored. Tops, shirts, skirts, dresses, sandals, can all emerge from hiding replacing the leather boots and woolen jumpers, scarves etc.
4. Sorting through my favorite spring recipes and planning the salads, quiches, platters and bbq favorites is always fun. 
5. As the diary starts to fill now with the warmer weather approaching, it's time to plan some social activities.  Who's turn is it for christmas this year?  Who do we want to catch up with before the end of the year? A couple of friends and I are organising a big summer bash at the beach so better get a guest list together.
6. It's well into third term now so I better get the summer uniforms out for the kids and check they fit as I probably need to order some more.
7. I know it's probably a word we dont want to mention just yet but I am planning christmas presents now too. It takes the stress away and avoids the mad rush at the end which has caught me by surprise before and I vowed then - never again!
 
 
 
Garages are the perfect haven for clutter, dust, cobwebs and so much more.  A recent quick tidy up of a garage turned out to be a  full day marathon but it was so worth it.  Here are some tips for tidying garage space.

1. Weather permitting, take everything out of the garage and sort them before creating order inside. 
2. Make sure you have installed plenty of shelving so all items can be easily identified and retrieved. There are durable, cheap aluminium shelving available at larger hardware stores in various sizes to suit your garage. 
3. Sort all similar items together.  Nails, screws and tacks are the typical items which find themselves all over the place so clear glass jars ensure they can be easily stored and found as needed.
4. Hooks are invaluable.  I never seem to be amazed by the variety and quantity of tools found in garages and searching for them can be so frustrating.  Peg Boards are fantastic around the walls so you can easily hook the tools up. If you like things in the same place then a quick outline trace of the tools once they are mounted ensures they always come back to their home.
5. Bikes can be very cumbersome so bike hooks are a great way to hang from the ceiling to create more floor space.
6. A coat of magnetic paint for the walls can be really useful for storing some of the lighter items in the garage like rulers, or magnets holding information like instruction sheets etc.
7. Items that are the most commonly used like dog food and gardening gloves are best close to the entrance so you can quickly retrieve them.
8. A couple of beams across the roof cavity are the perfect storage place for surfboards, boogie boards, snow boards, skis and other longer items.
9. If you have walls which aren't lined, then an aluminium bar nailed on an angle between timber framing creates extra space for items like an umbrella, broom, mop and other thinner longer items.
