This is the optimum time for placing houses on the market so here are a few tips to get the house looking perfect for the campaign.

A - Ambience Try placing coffee beans or vanilla pods in your oven just prior to the inspections.
B - Bigger the Better so try to make your spaces look spacious by removing some of the furniture in the room - start with the items that dont really suit the color schemes.
C - Cleaning for pre-sale means getting rid of cobwebs, marks on walls, shining mirrors, windows and shower screens, dust free furniture, remove finger prints off stainless steel doors and flashbacks.
D - Declutter is the key so remove the paperwork from the kitchen bench or top of the fridge,  recycle the newspapers piling up, pick up everything of the floor, under the bed, on the desk in the study.
E - Entry to your home should create an immediate impression.  Ensure the front door is painted, invest in a new door mat, place a rug in the entrance foyer.
F -  Flowers create a beautiful fresh scent through the home - try liliums.
G - Gardens can create an added feature to the house if they show potential for entertaining and relaxation.  Ensure the lawns are manicured, edges are sharp, borders are trimmed with flowers in season, mulch creates a clean look and the entry pathway provides a welcoming appeal.
H - Highlight the special features such as the fretwork in period homes, lead light windows, natural light, storage capability, and modern appliances.
I - Improvements with minor repairs can be inexpensive but very costly if overlooked.  Replace broken knobs, chipped furniture, leaking taps, oil squeaky doors and gates.
J - judge it from the kerb. Take a look at your house from the front kerb with a critical eye and list the points which take away from the appeal.  Clean the dirty external walls, remove the weeds between the pavers, trim any unruly hedges, get the blower to the stray leaves on the garden surface and brush away the cobwebs on drain pipes and around the windows.
K - Keep the signs for the next place.  Remove any signage like Shut the Gate, No advertising material, No Junk Mail etc.  If you have a name or number on your home ensure it is polished and looking sharp. 
L - Lamps can bring some character to a room.  Tripod lamps or bold shades can create a designer feel.
M - Music in the background such a funky jazz or up beat classical creates a pleasant feel.  Next time your shopping, having your hair done, or waiting for an appointment, notice how you feel when you hear something you like. 
N - Natural themes allow people to imagine how they can use the spaces.  Neutral walls, natural light, less pattern in the fixtures such as curtains and wallpapers enable the buyer to work with the furniture or artwork in their heads and where to put it.  Interested buyers often comment on a house's appeal because they could really work with the spaces.

P - Paint work is essential especially in the high traffic areas, stair wells, kitchen walls where chairs have been scraping or doorways knocked about by moving furniture over the years.  Peeling paint in the wetter areas like laundry and bathrooms are a common oversight too.
Q - Quick appraisal from a friend.  The next time someone pops in for a coffee ask them to give you an honest critical look for tidy up opportunities.  You've been in the place for so long it is easy to miss something.
R - Rainy days can give a different appeal so notice your home the next time it rains incase one of your inspection days is wet.  Blocked drainage pipes and gutters can highlight quick maintenance work.
S - Storage space is one feature people often consider when buying a home.  If you have good roof space, cupboard space, garage space, make sure you highlight it.  Buyers will love an organised wardrobe, toolshed etc and there are plenty of cheap storage solutions to help you display and utilise the space.
T - Tradesman are the key to all the handy work.  We have a network of tradesman who can fix those little jobs in no time. 
U - Using color and artwork, funky cushions, accessories with a difference for tables and a bench top will be noticed by your traffic through the home generating ideas for the potential home owners.
V - Views always add value so ensure your windows are unobstructed by furniture, curtains, blinds and finger marks.
W - Windows definately need to be sparkling.
X - Xcuse me this one is tricky!
Y - Y is for yardstick which means have a look at some of the other homes in the area on the market. What gives them appeal as you walk through.  This is a great way for new ideas to transfer to your home preparation.
